Mortgage Refused Mortgages
Turned down by a high-street lender? A different lender, or a stronger application, often changes the answer.
Why mortgage refused?
Having a mortgage application declined feels like a wall. It usually isn’t one. Lenders turn people down for all kinds of reasons, and most of those reasons have a fix, whether that means approaching a different lender or tidying up a few things before you apply again.
Most refusals come down to one of a few things: affordability (whether the lender thinks the repayments fit your income), your credit history, a problem with the property, or paperwork that was missing or did not add up. The reason matters, because it points straight at the fix, so that is the first thing to pin down. A lender has to tell you why it said no, though some spell out the detail more clearly than others. Our [borrowing calculator](/calculators/borrow-amount) gives you a rough idea of what lenders might offer against your income.
At Clearview Mortgage Solutions we work with people who have been turned down elsewhere all the time. Our advisers know which lenders take a more flexible view of income or a patchy credit record, and they can map out the best route for your circumstances, including [bad credit mortgages](/mortgage-types/bad-credit-mortgages) if that is where the problem sits.

The application leaves a hard search on your credit file, which can nudge your score down slightly for a few months.
