  2. No specific lender criteria

    Stress tests, age caps, employment type, and credit profile all change the real number. The figure here is a planning ceiling, not a decision in principle.

  3. No credit search

    Using the calculator doesn't affect your credit score. An AIP uses a soft search; a full application uses a hard search.

  4. Outgoings reduce affordability

    Existing debt, childcare, and committed monthly costs all eat into the figure. Clearing a small credit card before applying can lift the ceiling.
