Explained
Stamp Duty Land Tax (SDLT) is a tax you pay when purchasing property or land in England and Northern Ireland. The amount depends on the purchase price, whether you're a first-time buyer, and whether you already own other properties.
If you're buying an additional property — such as a buy-to-let or second home — you'll pay an additional 3% surcharge on top of the standard rates. Our calculator accounts for all these scenarios to give you an accurate breakdown of your stamp duty liability.
England & Northern Ireland vs Scotland & Wales
SDLT (England & NI)

- 5% on the portion from £250,001 to £925,000
- 10% on the portion from £925,001 to £1.5m
- 12% on anything above £1.5m
