Every calculator is a model. Here's where ours rounds, simplifies, or hands the detail to a real adviser.
Property value is the lender's value
Your LTV is calculated against the lender's valuation, not the asking price. A down-valuation pushes your LTV up.
Bands are common, not universal
Most lenders price at 60 / 75 / 85 / 90 / 95% LTV. A few use 65 or 80% steps. Specialists run their own bands.
No remortgage equity gain
For a remortgage, your LTV is loan ÷ current property value. If your home has gained value since purchase, your LTV may be lower than you think.
Above 95% needs specialists
100% LTV (no deposit) products exist via guarantor or specific schemes. They aren't modelled here.

Lower is cheaper. The biggest UK rate jumps sit at 60%, 75%, 85% and 90% LTV — every band you cross unlocks better rates. Below 60% LTV is usually the cheapest tier.
