How this calculator works

Enter the property value and the mortgage (or loan) amount. The calculator works out your LTV percentage, your deposit (or equity) and which LTV band you sit in. Use it to see how a bigger deposit or a different loan size affects your LTV and to compare yourself to typical UK mortgage rate tiers (e.g. 60%, 75%, 90% LTV).

Understanding
Loan-to-Value

Loan-to-Value (LTV) is the ratio of your mortgage amount compared to the property's value, expressed as a percentage. For example, if you're buying a £200,000 property with a £160,000 mortgage, your LTV is 80%.

LTV is one of the most important factors lenders consider when assessing your mortgage application. Lower LTVs typically mean better interest rates because the lender faces less risk — you have more equity in the property.

Moving into a lower LTV band often unlocks better rates and more products. Even a small increase in your deposit can make a big difference.

Most lenders offer their best rates at 60% LTV or below, with competitive products available up to 75% LTV. Above 90% LTV, options become more limited and rates increase significantly. Understanding your LTV helps you plan your deposit and find the most suitable mortgage products.
